	Our greatest challenge is to keep a project on budget while successfully combining the client’s needs with the site requirements and project conditions.
	We pride ourselves on custom-tailored cost estimation and our time-tested methods for accuracy. With productivity as a basis, we apply current wage rates to a work crew sized for each task, determining actual costs. We then add material costs to arrive at realistic unit costs.
	Once drawings are received, we assess and review them with the architect and engineer to collect any information not included on the drawings, particularly in the Schematic Design stage. We then prepare a detailed cost estimate and issue a rough draft for review. We work tandem with each phase of the architectural design process as outlined below:
	Conceptual / Schematic Design Phase We develop a cost model in Systems Format to identify costs in various categories: foundations, substructures, exterior wall, HVAC, and electrical.
	Design Development Phase We develop a new cost model and refine details when necessary. If the cost model deviates from the projected budget, a flag is raised, and we work as a team with architects and engineers to incorporate corrective measures.
	Construction Documents Phase We can adapt our detailed cost estimates to the same format as a contractor bid. The purpose is two-fold: to confirm the project is on budget, and to provide an invaluable tool for comparing and negotiating bids as they are received. After we receive comments, we issue a final estimate for each phase. Our major concern is maintaining the budget for each phase of our involvement, so we continue to offer helpful hints, cost comparisons, value engineering ideas, and material substitutes throughout the duration of our contract. Rather than a one-size-fits-all data factor, our estimates are crafted specifically to your job’s unique characteristics, and are documented, formatted and summarized according to industry standards. The data we provide is based on past and ongoing experience, updated continuously reflecting current market conditions and design factors.
